2013 Independence Day Fireworks, Celebration & Events

Celebrate the Fourth of July with the City of Pembroke Pines from 6pm-9pm on July 4th, 2013.
Festival grounds open at 6:00 p.m. Concert from 7pm to 9pm.

The 4th of July celebration is free for the public and will be held on the Pines Recreation Festival grounds.
The event will includes rides, arts and crafts, live musical entertainment, food trucks and a phenomenal fireworks show.

Bring your blankets and lawn chairs. No alcohol, glass containers, coolers, pets or fireworks are permitted.

Santa Mail – Write Letters to Santa Clause

Santa will personally write back to each child and wish them a Happy Holiday.

Or Drop off your letter at Santa’s Express Mailbox located at City Hall.
The mailbox will magically appear on December 3rd.

Can I Still Buy a Pembroke Pines Home Below Market Value?

Today, I received a question from a potential home buyer. He asked me if it was possible to buy a home in the Pembroke Pines 33029 zip code for $175,000. He specifically said, “I thought because of the market value today, we may be able to look at a $200,000 priced home and bring them down to $175,000.”

Unfortunately, the market doesn’t work like that in 2012. Houses are being sold at market value. In areas like 33029, the good houses do not stay even a couple days on the market. We, as realtors, are competing for the same homes and are often being outbid by cash buyers and people that pay asking price (or more) to get the home.

In 33029, all homes are desirable and inventory is extremely limited. Every school in the 33028 and 33029 zip codes is A Rated and it’s an ideal family community.

In this new market, it’s very difficult to buy a home at below market value. In 2012, if you submit $175,000 offers for $200,000 homes in Pembroke Pines, you can expect quite a bit of disappointment as higher bidders beat your offer every time.

Houses are not selling “cheaper” than before. Houses are actually selling at their real market value. This wasn’t the case during the housing bubble of 2004, when people were paying too much for houses. What we’re seeing now, is a normalization of pricing,

Smashburger Opening in Pembroke Pines

Smashburger is opening a Pembroke Pines restaurant at 14928 Pines Boulevard on Wednesday, March 21 at 1- a.m.

The restaurant will offer some items specifically for the south Florida area such as a skinny chicken sandwich and a grilled or crispy chicken breast topped with your choice of goat cheese, spinach, avocado, mango, pineapple, or grilled onions. A special Smashburger will also be revealed at the opening day celebration.

Smashburger features hand-crafted burgers made from fresh (not frozen) 100% certified Angus beef. The burger patties are “smashed” on the grill, then topped with a range of choices including fried egg, avocado, guacamole, fried pickles, beefy chili, cheese, and garlic mushrooms. Burgers start at $4.99 for a classic with cheese. Toppings range from $.75 – $1.50. The restaurant also offers veggie burgers ($4.99), chicken sandwiches (starting at $4.99), sides, and Haagen-Daz shakes ($3.99).
